Restoration is a proposed Smart Growth sustainable community implementing multiple green initiatives and a compact development pattern that allows 3,872 acres, or 75% of the total acreage to be preserved open space. As a balanced new community, Restoration will incorporate a diverse blend of on-site housing, education, recreation, employment, and shopping to meet the needs of its residents and those living in the surrounding communities. In addition to featuring an appropriate balance of jobs and housing on-site, the Restoration plan is designed so that homes are within a 10-minute walk of the community’s key amenities and supporting non-residential uses. This is made possible through the integration of a transit-ready, multi-way boulevard that is designed to accommodate a streetcar system.

Development within Restoration will be required to utilize ENERGY STAR® andFlorida Water StarSM systems with a strong focus on reducing overall irrigation and water use by 50% (from standard development practices). In addition, residential development will be required to obtain certification through the Florida Green Building Coalition home process, while commercial development is to be certified through version 2.2 of the United States Green Building Council’s Leadership in Environmental and Energy Design (LEED) program.
